Unlock the True Potential of Your Properties

Unlock the True Potential of Your Properties

Many owners leave money on the table without realising it. A home that sits empty for an extra month, a rent that has not been reviewed in three years, or a small repair that turns into a big one can quietly cost thousands of dollars a year. The good news: most of these losses are easy to avoid. Here is how to get the most from your rental property.

1. Price it right from day one

An overpriced home attracts fewer viewings and stays empty longer — and every empty week is rent you never get back. A home priced at $2,600 that lets in two weeks earns more in its first year than the same home listed at $2,750 that sits empty for six weeks. Base your rent on real, recent lettings of similar homes nearby, not on online estimates.

2. Small improvements, big difference

You do not need a full renovation to raise the rent. In Miami, the improvements tenants value most are surprisingly simple:

  • A modern, quiet air-conditioning system (and a recent service record)
  • In-unit washer and dryer
  • Fresh, neutral paint and good lighting
  • Fast internet already wired in
  • A covered or assigned parking space

Ask your property manager which of these would make the biggest difference for your home before you spend anything.

3. Great photos sell homes

Most tenants decide whether to book a viewing within seconds of seeing the first photo. Bright, wide, professionally taken photos — shot on a sunny day with the home clean and tidy — can double the number of enquiries. Add a photo of every room, the outside and any shared facilities like the pool or gym.

4. Keep good tenants

Finding a new tenant costs money: marketing, cleaning, repairs and the rent lost between tenancies. Tenants who are happy stay longer. Answer repair requests quickly, keep rent increases fair and predictable, and make it easy for tenants to pay and get help online. Our tenants renew 91% of the time — and that is the single biggest boost to an owner's yearly income.

5. Prevent problems before they start

Regular preventive maintenance — servicing the AC, checking smoke alarms, cleaning gutters, inspecting the roof before hurricane season — is far cheaper than emergency repairs. Twice-yearly inspections also let you spot small issues like a slow leak before they damage floors or walls.

6. Know your numbers

Track every payment and every expense per property. A clear monthly statement shows which homes earn the most, where repair costs are rising and when it may be time to refinance, renovate or sell. At tax time, a yearly summary saves your accountant hours.

The most profitable rental homes are not always the most expensive ones — they are the ones that are rarely empty and well looked after.
