Renting a home should be simple. This guide walks you through every step with Smartweb Infotech — from your first search to the day you get your deposit back — so you always know what happens next and what it costs.
Step 1 — Find a home
Browse all available properties and filter by area, price, bedrooms and whether you want to rent or buy. Tap the heart to save homes you like, and tick "Compare" to see up to three side by side. Nothing that fits yet? Turn on a listing alert and we will email you as soon as a matching home comes up.
Step 2 — Book a viewing
Open the property and choose a free time in the viewing calendar. Viewings run Monday to Saturday between 09:00 and 18:00 and last about 30 minutes. You will get a confirmation email straight away. Can't make it? Cancel or rebook from the link in the email.
Tip: bring a list of questions. Ask about the internet speed, parking, the noise level in the evening and how the air conditioning is serviced.
Step 3 — Apply online
Liked the home? Press Apply Now on the property page. The form takes about ten minutes. Have these ready:
- A photo ID (passport or driver's licence) for every adult who will live in the home
- Proof of income: your last three payslips, an employment letter, or two years of tax returns if you are self-employed
- Your current address and landlord contact, if you rent now
- Details of any pets
We usually decide within two working days. As a guide, your household income should be about three times the monthly rent. A guarantor can help if it is lower.
Step 4 — Sign and pay
Once approved, you sign the lease online and pay the move-in costs. Here is what to expect:
| Cost | Amount | When |
|---|---|---|
| Application fee | $0 — we do not charge one | — |
| Security deposit | Usually one month's rent | When you sign |
| First month's rent | As listed | Before move-in |
| Pet deposit (if any) | $300 per pet | When you sign |
| Late fee | Shown in your lease, after the grace period | Only if rent is late |
Your deposit is held in a separate escrow account and recorded in your tenant account, so you can always see how much we hold for you.
Step 5 — Move in
- Book your moving day with the office so we can reserve the lift.
- Collect your keys and fobs and walk through the home with your property manager.
- Check the move-in inspection report room by room in your account, add comments or photos if something is missing, then sign it.
- Set up electricity and internet in your name (we will give you the account details).
- Download the tenant app and turn on notifications.
- Read the House Rules — they are short, we promise.

Living in your home
Paying rent
Rent is due on the date in your lease, usually the 1st or 10th of the month. You will get an invoice and a reminder a few days before. Pay by card or bank transfer in your account or the app, or switch on autopay so it is paid automatically. Every payment gets a receipt you can download.
Reporting a repair
Use Report a problem in the app, choose the type of problem, describe it and add a photo. Pick a time that suits you for the visit. You will see when a maintainer is assigned, when they are on the way and when the job is done — and you can rate the work afterwards. For emergencies (flooding, no power, a security risk) also call 07878787878.
Guests, parking and facilities
Create a visitor pass for guests and deliveries, see your parking space and book the gym, pool or clubhouse — all from the app.
Renewing your lease
About 60 days before your lease ends we will ask whether you would like to stay. Most tenants renew with a new lease signed online in minutes. If the rent is going to change, you will always get a written notice well in advance.
Moving out
- Give notice in writing — usually 30 days, but check your lease.
- Book your moving day with the office.
- Clean the home thoroughly, including inside the oven, fridge and cupboards.
- Repair any small damage you caused, or tell us so we can arrange it.
- Return every key, fob and parking remote.
- We inspect the home and compare it with the move-in report.
- Your deposit comes back within 15 days, with a written list of any deductions.
