Welcome to the Smartweb Infotech website. By using this website, our tenant and owner accounts or our mobile app, you agree to these terms. Please read them carefully — if you do not agree, please do not use the site.

1. About us

2. Property listings

We take care to keep listings accurate, but details, photos, prices and availability can change and may contain mistakes. Please check anything important with us before you rely on it.
Photos may show furniture or items that are not included in the rent.
A listing is an invitation to apply, not an offer. A tenancy only exists once a lease has been signed by both sides and the move-in payments have been received.
Floor areas and distances are approximate.

3. Viewings, applications and alerts

Viewing times are subject to confirmation. Please cancel through the link in your confirmation email if you cannot attend.
Information you give in an application must be true and complete. False information can lead to an application being refused or a lease being ended.
We decide applications using published, non-discriminatory criteria in line with fair-housing laws.
Listing alerts are sent only when you ask for them and can be stopped at any time from any alert email.

4. Accounts

Keep your password private and turn on two-factor authentication for extra security.
You are responsible for everything done through your account. Tell us straight away if you think someone else has used it.
We may suspend an account that is misused or used to break the law.

5. Payments

Rent and other charges paid online are processed by our payment providers. A payment is complete once it shows as received in your account.
If you turn on autopay, you authorise us to take each rent payment on its due date until you turn it off.
Late fees, deposits and other charges are set out in your lease. If these terms and your lease differ, your lease applies.

6. Reviews and messages

Reviews must be honest and about your own experience. We may choose not to publish reviews that are offensive, contain personal details or are not about our service.
By publishing a review you allow us to show it on this website.
Please be respectful in messages to our team. We may restrict access for abusive behaviour.

7. Using this website

You may use this website for finding and renting a home and managing your tenancy or property. You must not:

Copy listings, photos or content for commercial use without our permission
Try to access accounts or data that are not yours
Upload viruses or anything harmful, or try to disrupt the site
Use automated tools to collect information from the site

8. Our responsibility

We work hard to keep the website available and accurate, but we cannot promise it will always be uninterrupted or error-free. To the extent the law allows, we are not responsible for losses caused by relying on website content alone. Nothing in these terms limits rights you have under your lease or under Florida law.

9. Links to other websites

Links to maps, payment pages, social networks or partners are provided for convenience. We are not responsible for the content or policies of other websites.

10. Changes and governing law

We may update these terms; the latest version is always on this page. These terms are governed by the laws of the State of Florida, and disputes will be handled by the courts of Miami-Dade County.
